There are two specific concerns for Yucca Mesa; traffic safety and water quality. Both should be addressed in the preliminary engineering/environmental documentation stage of this project.
The intersection at Old Women Springs Rd. and Buena Vista may need to be upgraded to accommodate the additional traffic generated by this project. A Traffic Study should be generated by the Project Engineer and reviewed by a Civil Engineer who specializes in Traffic Engineering, TE. Note, the Town Engineer may not have this expertise. The documents and plans submitted should be reviewed by an impartial engineering firm which does have this expertise.
This project has the potential to pollute the Ames/Reche underground sub-basin, which is where the Town of Yucca Valley, the
Communities of Yucca Mesa, Landers, Flamingo Hts, Johnson Valley and Pioneertown will be storing water via the Reche Recharge Facility. A Ground Water Quality Report should be generated by the Project Engineer and reviewed by a Civil Engineer who specializes in ground water quality. Ground water monitoring wells should be provided with this project, to monitor if gas and oils are leaching into the ground. A Water Quality Management Plan (WQMP) should also be submitted by the Project Engineer to insure run-off from rain storms does not pollute the ground water. Note, the Town Engineer may not have this expertise. The documents and plans submitted should be reviewed by an impartial engineering firm which does have this expertise.
The Bighorn Desert View Water Agency should also be reviewing the Ground Water Quality Report, because they are the steward's of the Ames/Reche sub-basin.
Another concern is what happens when Burrtec vacates their present property. Are they going to do a Hazmat cleanup?
This could affect our water supply here on the Mesa! How is another Hazmat situation on the new
property being addressed? Another concern is noise. So there should be a traffic study, noise study. The site they now are on should be checked for potential chemical hazards. That should also be a concern for the new site.
The Yucca Valley General Plan, Industrial land use and zoning states
that Industrial zoning must fit the surrounding land use. As you know residential high end housing is right next to the proposed site. According the General Plan, Community Development Department is responsible to make sure a Industrial project fits into the surrounding land use.
There is also a children's bus stop very near the proposed site.
